Independent Drawing Review
Have you experienced Change Orders on your projects as a result of poorly-coordinated or incomplete Construction Drawings?
Did you know that errors discovered in the field are more expensive to correct than errors found earlier in the Construction Documents?

JLS Architects offers independent reviews of construction documents to help reduce the risk of Change Orders and other unforeseen costs.

With our Independent Drawing Review (IDR) service, our clients obtain more accurate construction pricing from a better-coordinated document set.

Our service costs less than 1% of the construction budget and provides an average savings of 3-6% in construction costs.

How It Works:
-
Send us your drawings (normally a Bidding or CD set)
-
Get a quote (less than 1% of the construction budget)
-
Our experienced team of Architects and Construction Managers break down your documents into 18 common categories and review the documents for completeness, constructability, and potential code concerns.
-
We provide comments and recommendations for items that typically result in field coordination issues or that may have been overlooked by the Design Team.
-
Your Design Team incorporates our comments into the drawings.
-
You get a higher quality project and reduce cost overruns in the process!
Did you know?
-
A study performed by the Construction Industry Institute (CII) found that the correction of design Errors and Omissions impacted the cost of construction an average of 3%

-
The AIA suggests that a typical project can produce up to 7% of the contract's value of change orders.

-
As defined by the AIA, contractor contingency is to be used for the contractor's "surprises", not for conditions typically deemed as Errors and Omissions.

-
40% of Condominium projects will have an Errors and Omissions claim against the Design Team.

-
Owners typically include between 2-5% of the total construction cost to address cost overruns stemming from design and coordination issues.

-
Some states (like California and New York) have mandated third-party peer reviews for certain drawing types.
